Terms of Use

These terms apply to everyone who uses EvictWeb (the “site”), including its guides, the Eviction Wizard, the Eviction Defense Wizard, the Notice to Quit and Tenant Answer generators, the Court Forms Wizard and any document the site produces. “We” and “us” mean the operator of this site. By using the document tools you agree to these terms. If you do not agree, please do not use the tools.

1. Information and self-help tools, not legal advice

EvictWeb provides general information about eviction and self-help tools for preparing documents. We are not a law firm, we do not give legal advice, and nothing on the site is a substitute for advice from a licensed attorney about your situation. Using the site, its tools or its forum does not create an attorney–client relationship with us or with anyone else.

2. No guarantee that forms or documents are accurate

We strive to keep our forms and generated documents accurate and current, but we do not guarantee the accuracy, completeness or currency of any form, template, filled-in court form or generated document, or that it is the right form for your situation or will be accepted by your court.

Laws, notice periods, court rules and official forms differ by state, county and city and change often. Official forms on the site were collected from court websites and may since have been revised or replaced. A wizard copies your answers into a form; it does not check whether your answers are correct or complete, and some items are left blank for you to fill in by hand.

3. Your responsibilities

• Review every page of every document before you sign, serve or file it, and correct anything that is wrong or missing.
• Check the current law in your state and your court’s current forms, rules, deadlines and fees — for example by asking the court clerk.
• Consult a licensed attorney or a legal aid organization about your situation. Tenants may qualify for free help; see our tenant advocacy page.
• Give truthful information. You are responsible for what you file with a court or send to another party.

4. General-format documents

Where we don’t have an official form that we can fill in, the site can produce an “EvictWeb general-format document” (for example a complaint for possession or an answer in standard pleading format). These documents are not official court forms. Some courts require their own form; ask the clerk before filing.

5. Official forms belong to the courts

Official court forms are published by the courts and agencies that issue them, and they remain their property. We link to the official sources and provide copies for convenience only. We are not affiliated with or endorsed by any court.

6. Provided “as is”

The site, its content, forms and documents are provided “as is” and “as available”, without warranties of any kind, whether express or implied, including any implied warranties of accuracy, fitness for a particular purpose and non-infringement, to the extent the law allows.

7. Limitation of liability

To the fullest extent permitted by law, the operator of this site will not be liable for any loss or damage arising from your use of the site or of any form or document it provides or produces — including lost cases, missed deadlines, fees, costs or other direct, indirect or consequential losses. Some places do not allow certain limitations, so some of these may not apply to you.

8. Your account, saved answers and the forum

Keep your password private. Filled-in PDFs are created in your own browser. How we handle your information is described in our Privacy Policy. Forum posts are public; don’t post other people’s private information, and follow the moderators’ instructions.

9. Changes to these terms

We may update these terms. The version date appears at the top of this page (current version: September 26, 2026, 2026-09-26). When the terms change, you will be asked to accept the new version before using the document tools again.
